Where a landlord chooses to offer an approved Deposit Alternative Scheme, eligible tenants may have the option of paying a non-refundable fee instead of a traditional tenancy deposit. Participation in any deposit alternative scheme is entirely optional and subject to:

Satisfactory referencing;
The landlord's approval;
The terms and conditions of the approved scheme provider.

A Deposit Alternative Scheme does not remove the tenant's legal responsibility for:

Damage to the property;
Cleaning costs;
Unpaid rent;
Missing items;
Any other breach of the tenancy agreement.

Any outstanding costs at the end of the tenancy remain the tenant's responsibility.

Liability and Indemnity

You agree to indemnify and hold harmless Thomas Hill Sales & Lettings Ltd, its directors, employees, contractors, and representatives from any claims, losses, damages, liabilities, costs, or expenses (including reasonable legal fees) arising from:

Your misuse of our services or website;
Any breach of these Terms and Conditions;
Any unlawful or negligent act by you.
